The corridor

Cedar Creek is where the tax base is being built.

Two campuses. $7.2 billion+ in combined investment. One pays a discounted tax on the way to a full commercial value. The other withdrew its abatement and is published at a full-rate bill.

EdgeConneX is under construction. Its phase-one building is the $1.4 billion start of a campus planned above $5 billion+. The abatement is real, and so is the published result during that abatement: more than $107 million+ to the county and Bastrop ISD, against $25,000 a year from the land before. Tomorrow Begins Here’s ISD projection for the proposal is $15.5 million a year.

Pacifico is the full-freight case. Chapter 312 and JETI requests were withdrawn. The published bill is $20 million+ a year, described as 30%+ of county revenue, from a $2.2 billion campus on 2,842 acres. Building Bastrop County also notes reported talks with Anthropic, the company behind Claude, about leasing space. Reported interest is not an announced lease.

The power designs differ too. Pacifico’s 710 MW plant is on the property. EdgeConneX’s figure of up to 96 MW is campus capacity, not a claim that the building generates its own electricity.

Careers

The jobs are real. They are not the main event.

Headcount is the wrong scoreboard, and it is still a good set of jobs. Each construction phase is published at 400–600 people. Permanent roles land in a band of $55,000–$130,000+, and most of the technician paths do not require a four-year degree. Austin Community College and Texas State Technical College are the local routes named for certificates that can be finished in under a year, alongside CompTIA and Cisco networking programs.
